Services are provided by Stanislav Shchukin, trading as Big Bad Stan. Booking a visit means you accept these terms — they're short and in plain English on purpose.

Quotes and pricing

Prices shown on this site are "from" prices. The final price depends on location, site size, access, species and the appropriate control method, and is agreed with you before any work begins. There are no hidden call-out fees. Site assessment fees are credited against any treatment booked.

Bookings and cancellation

Appointments can be cancelled or moved free of charge with 24 hours' notice. Late cancellations may carry a charge where the slot cannot be refilled. If weather makes a session pointless (for example heavy rain during planned evening work), it is rescheduled at no cost.

Site access and cooperation

You confirm you are the owner or occupier of the site, or have their authority to instruct pest control work. Landowner permission is recorded in writing before certain types of work begin. You agree to follow reasonable safety instructions during visits — for example keeping animals and people clear of an agreed working area during a session.

Method and legal compliance

Every job starts with a site assessment. Work is undertaken only where an appropriate, safe and lawful control method is available; where a lawful basis doesn't exist, the work is declined and you'll be told why. Bird control is carried out only in accordance with applicable Natural England licence conditions.

Insurance and liability

Work is covered by £10,000,000 Public Liability insurance (AXA-underwritten policy held through NGO membership). Nothing in these terms limits liability that cannot be limited by law. Liability for indirect losses is excluded to the extent the law allows.

Reports and results

You receive a short written report after every visit: what was found, what was done, activity counts and prevention advice. Pest control outcomes depend on site conditions and following prevention advice; no absolute eradication guarantee is offered — follow-up is built into programmes instead.
